Home Relocation: Working with a Home Consultant

While we build your home inside one of our home-building facilities, you’ll work with your home consultant to ensure your land is ready for delivery. You’ll want to know what responsibilities you’ll handle and what our home center experts can assist with, especially when it comes to preparing your home site and completing the final on-site installation.

In most cases, home centers will hire site preparation crews and handle the on-site completion of your home. If your home center does not offer this service, they can provide you with a list of local contractors familiar with our homes and guide you through the site preparation process. We understand this may seem overwhelming to manage alone, so your home consultant will work with you to ensure all building and code requirements are met for your new home.

What can you do to ensure the process runs smoothly? Before the contractor begins preparing your land for the home’s delivery, inform them ahead of time if they will need to:

  • Avoid trees, brush, fences, or other obstacles
  • Navigate around low-hanging power lines or underpasses
  • Drive on narrow roads with tight corners
  • Cross someone else’s land to reach yours

You’ll also collaborate with the on-site construction crew to plan the delivery and decide on the layout of your home on your land. Once you and the crew have confirmed that the land is accessible for delivery, the site preparation can begin.

Home Site Preparation

We will go into detail about how a contractor prepares your home’s land, but first, here’s a helpful site preparation checklist for you to consult so you know what to expect. Home relocation!

To prepare your land for your home, the contractor will start by ensuring the land is level and compacted. They’ll also crown the land for proper drainage, meaning the ground will slope away from the home on all sides to prevent water from accumulating underneath.

At this stage, the contractor will also:

  • Check the soil type
  • Determine the frost line
  • Ensure ground anchors are used

Once everything is verified to ensure the ground is stable, the foundation can be constructed.

The most common foundation used for manufactured homes is the pier and beam system. In this method, footers are dug and filled with cement to support the piers, which provide structural stability for your home. A reinforced vapor barrier is placed over the footers to protect against pests, moisture, and allergens. The solid steel frame of your home completes the pier and beam system by providing the necessary beams.

At this point, you and your home consultant will need to arrange for a contractor to dig and install your septic system or well, if required, and prepare for the home’s connection to other utilities. Additionally, you’ll want to plan for building a driveway and consider any other land improvements. Once all this is completed, your home will be ready for delivery.

When your home arrives at your home site, you’ll have the opportunity to do a walkthrough with your home consultant before move-in day. If you have any concerns, your home consultant will work with the home building facility to address them quickly. After your home arrives, the on-site construction crew will either use a jack and rolling system or a crane to place it onto the foundation. The home is then inspected to ensure the weight is evenly distributed across the foundation. Next, the crew will anchor the home with tie-downs, and if it’s a multi-section home, the sections will be securely joined. The tie-downs and anchor system help stabilize your home against wind.
Home Relocation

To complete the installation of your home at the site, the crew will:

  • Connect utilities
  • Test hookups
  • Install any appliances and home equipment that haven’t already been installed
  • Complete interior touch-ups
  • Install exterior skirting if you choose to add it
